Centro is the pulse of Playa. Walking distance from Quinta Avenida, the best cafes, rooftop bars, and most community events. High expat density. Great for newcomers. Not the place if you want quiet.

Playacar

Quiet, green, gated ease.

Playacar feels like a different city. Gated, tree-lined, with private beach clubs and a calmer pace. Popular with families and people who want distance from the Quinta. Less walkable, but very liveable with a bike or car.

Zazil-Ha

Norte Playa

North of the Quinta, the city gets quieter and more residential. Fewer tourists, better value, good cafe options for remote workers. The beach here is less crowded. Takes more intention to be social, but people who live here choose it for good reasons.
